ATOM Hoteles continues to identify projects for Next Generation funds

The SOCIMI, created in 2018 by Bankinter and GMA, will seek to request initiatives focused on energy efficiency, sustainability, waste management and circular economy.   FI Group will help ATOM, the first SOCIMI in the hotel sector nationwide, in the management of Next Generation projects and funds.   Madrid, April 29, 2021.– The hotel sector, among those hardest hit by the COVID-19 pandemic, is one that is most actively driving to access European funds. Now, ATOM Hoteles and FI Group have signed an alliance to identify key projects that will allow ATOM and its partners, the operators in its portfolio, to strengthen their strategies to qualify for Next Generation funds. The company, created in 2018 by Bankinter and GMA, with 28 hotel assets, totaling 6,626 rooms, will work with FI Group on initiatives related to energy efficiency, sustainability, waste management and circular economy. It is not the first collaboration between these two organizations. The leading SOCIMI in the hotel sector in Spain, managed by GMA, already receives the support in real estate taxation from this consultancy firm, leaders in advising companies on financing and management of R + D + i. The GMA Property Management team assures that this is a key agreement for the company, thus reinforcing the joint strategy of ATOM and its operators to promote the improvement of their assets in terms of energy efficiency and sustainability by obtaining European aid, key in the recovery of the sector. Until now, the main movements in this project have been carried out mainly by large hotel operators through Expressions of Interest. ATOM is the first institutional owner to directly and proactively join in these initiatives. It should be remembered that FI Group presented in January 2021 a joint Manifesto of Interest to the Ministry of Industry, Commerce and Tourism for 70 companies in the tourism industry, including the main Spanish hotel operators. The recently renovated Hotel Labranda Costa Mogán opens its doors

GMA has led the renovation of the Hotel Labranda Suites Costa Adeje **** (Adeje, Tenerife), with and investment of € 25.5M with completion estimated for this summer. In addition, the Hotel Labranda Costa Mogán **** (Mogán, Gran Canaria) has been renovated with a  budget of € 6.1M; this hotel works having successfully ended last February, it is scheduled to open on June 1st, 2021. Both assets were acquired in December of 2019 by ATOM Hoteles SOCIMI (ATOM), a vehicle managed by GMA and a founding partner with Bankinter. With both refurbishments, GMA maintains its policy of advancing all investment plans and reform processes during the pandemic, in addition to prioritizing execution with local companies and collaborators, which helps to create jobs and promote economic activity in the destination where the assets are located. Labranda Costa Mogán, former Riviera Marina, has undergone a comprehensive change in terms of image and aesthetics. The reform project has contemplated a renovation of all its spaces and façade, in addition to including a new Beach-Club located next to the hotel’s solarium and facing the beach, incorporating an area of ​​Balinese hammocks with a shallow pool. This area will also provide services to the users of Playa del Cura, as a complement and aid in the comprehensive renovation of the area that is being carried out by the Mogán City Council with various interventions on the beach and the promenade. ATOM Hoteles SOCIMI completes the expansion works of the Hotel FERGUS Club Europa in its first ‘greenfield’ project

The FERGUS Club Europa Hotel completes the construction works after an investment of 12 million euros. Since its purchase, ATOM Hoteles SOCIMI has already invested 19 million for the hotel’s refurbishment. With the aim of optimizing their assets and generating value for shareholders, REIT ATOM Hotels has carried out a 12 million euro expansion project at its FERGUS Club Europa hotel, located in Carrer de La Savina, in Peguera (Balearic Islands). The GMA team, manager and founding partner, together with Bankinter of ATOM Hoteles SOCIMI, detected that the Tourism Law’s 4th Additional Provision, estalished to promote hotel projects, permits works to be carried out to raise the hotel’s star rating and so improve the quality of the destination´s hotel offer. The complex had an unused extra surface área within it’s permitted building permit , as well as the possibility of additional accommodation. Taking advantage of these favorable conditions, a plan was developped to renovate and upgrade this hotel asset, adapting it to new market needs and following environmental and sustainability criteria in accordance with the company’s sustainable development objectives. The project, which includes the construction of two new buildings, has been led by GMA and the Mallorcan hotel group FERGUS Group, which through the FERGUS Hotels chain, will operate the new building under the chain´s more exclusive brand MAGNUS Style by FERGUS. The refurbishment has seen the creation of 81 new premium rooms (71 MAGNUS Style suites and 10 MAGNUS Style doubles). With this extension, the complex now boasts a total of 506 units, which makes it one of the most significant holiday clubs in the south of Mallorca. The project now includes two new buffet-style restaurants, with a new gastronomic offer for the MAGNUS área. The restaurants have adapted capacity to comply with all current sanitary regulations, following the operator’s “FERGUS Program Care ”policies. The project has been executed in accordance with current sustainability criteria, with regionally sourced materials and local companies, involving over 15 suppliers and 300 island workers,  thus favoring Mallorca’a economic development and growth. ATOM Hotels receives authorization to reopen the Hotel Avenue Louise Trademark Collection by Wyndham in Brussels after a full refurbishment to bring the hotel in line with regulations and comply with the standards of the new Design hotel brand. ATOM Hoteles has advanced the CapEx plans foreseen for the next few years in most of its assets. The hotel was the first international asset of the SOCIMI (REIT) portfolio, which it acquired end of January 2020. The hotel is located in the heart of Brussels, in one of the most central, commercial and prestigious streets of the city, “Avenue Louise”. The reform and rebranding project under Wyndham standards has been carried out with a by the Art Nouveau inspired design, a style typical of many of the emblematic buildings, embassies and luxury shops that make up this avenue, and whose leading architect is Víctor Horta. GMA Corporate has carried out the reform process and for this it has hired the services of the interior design studio G&D Contract, a hotel division of the Gaston and Daniela group with more than 25 years of experience in the sector with emblematic projects such as Hotel ME in London, Das Stue from Berlin, the Gran Hotel Inglés and the Relais & Chateaux Heritage Hotel in Madrid. The renovation scope includes a new Lobby with restaurant and bar on the ground floor, with an integrated vertical garden that floods natural light into the space. The updating and fine-tuning of the rooms, an executive floor, a fitness area and the creation of a unique MICE business centre on the top floor of the attic. In addition to this, an ambitious plan has been projected to improve the building’s thermal envelope and improve its energy efficiency. The rebranding reform project with Wyndham has sought to offer travelers a welcoming and warm space. The soft tones such as grays, mustard yellows, golds, browns and olives predominate in the spaces, as well as the use of wallpapers, textiles such as velvet, the prominence of natural and vegetable elements and the use of furniture and lighting with elongated curves and sinuous linear shapes take us back to the Art Nouveau origins of this magnificent avenue. The new lobby adapts to the current needs of customers, transforming into a collaborative lounge where you can connect with other travelers and locals, where the reception takes a back seat. A large counter in the center of the space functions as a reception and a bar at the same time, focusing on operational efficiency. In the rooms, a change has been sought following Wyndham standards, with a warm and neutral style in accordance with the hotel’s design, headboards upholstered in soft colors, smooth textured walls and Art Nouveau furniture, following the aesthetics of the area. Likewise, the main facilities have been updated, extending their useful life and laying the foundations for, in the future, to be able to introduce more energy efficient systems, with an emphasis on everything related to thermal insulation. In this way, and being very aware of the exceptional situation that we are experiencing, Atom has wanted to take adversity with resilience and transform it into an opportunity to continue improving its assets and prepare for the return to normality with an eye toward ensuring that its hotels continue competing at the first level. Hotel Bahía del Duque incrementa su oferta gastronómica, con el exclusivo restaurante “Nub”

Desde GMA queremos felicitar al equipo y dirección del Hotel Bahía del Duque por la próxima apertura el día 23 de enero del exclusivo restaurante “Nub”.  Fundado en 2016 por los chefs Andrea Bernadi (Italia) y Fernando Fuentes Cárdenas (Chile) y que cuenta con una estrella Michelin desde el año 2018. Bankinter ha logrado captar con dichos vehículos más de 2.300 millones de euros de capital de clientes de Banca Privada e institucionales españoles que, con el efecto del apalancamiento, asciende a una inversión en activos superior a los 4.200 millones de euros.

ATOM Hoteles sigue invirtiendo en la mejora de sus activos frente a la situación excepcional del sector hotelero

El Hotel Sol Fuerteventura Jandía reabrirá sus puertas el próximo mes de febrero 2021, tras una profunda remodelación del histórico hotel que asciende de categoría (de 3 a 4 estrellas). Ante la situación excepcional que el sector del turismo está atravesando debido a la Covid-19, GMA ha decidido apostar por la recuperación con una actitud resiliente invirtiendo en la materialización de las obras de reforma, mantenimiento y mejora de sus hoteles. En este caso, el proyecto ha sido coordinado por el equipo de GMA y realizado por Meliá Hotels International (MHI), cumpliendo los estándares de la marca Sol. MHI es el principal operador del vehículo hotelero, con quien ya “van de la mano” en otros 7 hoteles en Canarias, Baleares y Península, mediante la fórmula de Sale&Leaseback, llevados a cabo en los últimos dos años (compra de activos a un operador hotelero que, cambiando de propietario, será quien continúe explotando el establecimiento).     El proyecto es un reflejo de las características y filosofía de GMA: la atención al detalle, uso de materiales naturales, definición de espacios y servicios para que los clientes disfruten de una experiencia única durante su estancia. La modernización del Sol Fuerteventura Jandia ha sido una reforma integral, dotando a sus 294 habitaciones y zonas comunes con una nueva imagen contemporánea y fresca, además de renovación completa de las instalaciones y eficiencia energética de las mismas. Respecto a las zonas comunes exteriores, se ha llevado a cabo una reforma completa del solárium, piscinas (incluyendo una climatizada en invierno), un nuevo bar-piscina, además de un nuevo solárium en el rooftop con vistas al mar, dotando a este espacio de una nueva estética mucho más moderna y con estilo. En cuanto al restaurante, se ha renovado el jameo existente, manteniendo la esencia de este patio como icono del hotel, que junto a los jardines orgánicos de tipología canaria mantienen la referencia original a César Manrique.     El hotel se ha adaptado a la nueva normativa de accesibilidad para personas con movilidad reducida, incorporando una nueva red de pasarelas arquitectónicas y ascensores exentos, que además de aportar un diseño contemporáneo al complejo, mejoran la operatividad y uso de los usuarios, sin perder la esencia original orgánica y natural del histórico complejo.     Sobre Atom Hoteles Es la primera SOCIMI de hoteles de España, un vehículo de inversión alternativa especializado en el sector hotelero, que promovió Bankinter en enero de 2018 junto con el gestor de activos inmobiliarios GMA, y que, a fecha de hoy, tras las dos ampliaciones de capital realizadas, ha atraído a casi 800 accionistas.
