Atom Hoteles has completed the sale of the AC Ciutat de Palma hotel for €19.35 million to a local family office, in a new transaction in the Balearic capital.
The property, a 4-star hotel, operates under the AC Hotels by Marriott brand, part of Marriott International. It is located in a well-established area of Palma, close to the seafront promenade and the city’s main corporate and tourist hubs, serving both leisure and business demand.
The hotel features 85 rooms, a restaurant-bar and a gym, positioning it within the upper midscale urban segment. In addition, the property holds an A energy rating —the highest within the official scale— and a BREEAM certification, incorporating advanced standards in sustainability and energy efficiency.
This hotel has attracted significant interest from Spanish family offices in recent months. Although the company did not initially intend to sell the asset, it received an offer under terms that will enable it to generate substantial value for both the company and its investors.
Atom Hoteles is also the owner of other properties operated by AC Hotels by Marriott, including the AC Sevilla Forum, a 4-star hotel with 144 rooms, and the AC Baqueira Ski Resort, Autograph Collection, a 5-star hotel with 100 rooms. Both properties continue to attract interest from Spanish family offices and international groups.
The transaction takes place at a time of strong activity in the Spanish hotel investment market, particularly in island destinations. The Balearic Islands maintain a distinctive profile within the national market thanks to the combination of strong international demand, limited potential for new supply and stable operating performance in consolidated urban properties.
The Spanish hotel market continues to attract significant domestic capital, with particular focus on prime locations and assets with a solid operational track record. The year 2025 closed with one of the highest investment volumes on record, with more than €4.2 billion transacted and a growing presence of Spanish investors and hotel chains on the buy-side of transactions, increasing confidence in the value of existing assets.
This transaction adds to the two divestments executed in the previous financial year and brings Atom Hoteles’ portfolio to 22 hotels and 5,488 rooms, all of them 4- and 5-star properties. The company thus maintains a portfolio concentrated in upper-scale establishments across Spain’s main tourist and urban destinations.
